Major industrial development to deliver premium, flexible facilities in one of Geelong’s best-connected growth corridors
L. Bisinella Developments has marked a major milestone for Geelong’s north, turning the first sod on the Bisinella Business Park in Corio and formally commencing construction of one of the region’s most significant new industrial developments.
Located within the 40-hectare Bisinella Industrial Estate at the corner of Bacchus Marsh Road and Heales Road, the 10.9-hectare Business Park will ultimately comprise 12 high-quality, architecturally designed buildings delivering about 45,000 square metres of industrial space.
Construction is now under way on Warehouses 2 and 3, which will provide approximately 3,857 square metres and 5,114 square metres respectively. The two facilities are anticipated to be completed in September 2027, bringing an initial 8,971 square metres of premium industrial space to market.
Chief Executive Officer Richard Bisinella said commencement of the project represented confidence in Corio, Geelong and the businesses choosing to invest in the region.

A strategic location and the right connections
The Business Park sits within the Geelong Ring Road Employment Precinct, Geelong’s largest designated industrial growth area and one of a limited number of Victorian locations offering Industrial 2 zoned land. It provides direct access to the Geelong Ring Road and Princes Freeway, placing Melbourne approximately 40 minutes away, while Geelong Port, the rail network, Geelong’s CBD and Avalon Airport, which is less 15 kilometres from the site, are all readily accessible.
The location also puts businesses close to rapidly growing residential communities in Geelong’s north. The Business Park will support approximately 47 jobs during construction and more than 400 jobs when operational, helping connect local employment with the 308,000 additional residents expected to call Geelong home by 2050.

Buildings across the park will range from approximately 1,600 to 8,500 square metres and can be tailored to suit a range of industrial, logistics, manufacturing and service businesses. Planned features include two-storey air-conditioned offices, generous hardstand areas, ample parking, loading doors, all-weather canopies and, in many buildings, capacity for gantry cranes.
Each property will be securely enclosed with automated-gate access available around the clock, high-speed fibre-optic connectivity and solar-ready infrastructure. Accessible design and a landscaped setting will combine practical performance with strong presentation and amenity.
